Closing Day Guide

Congratulations — your big day has arrived!

After all the preparation, inspections, and approvals, it’s finally time to make it official. On closing day, you’ll sign your final documents, transfer funds, and receive the keys to your new home. Here’s what to expect so your closing goes smoothly and stress-free.
Before You Close

Review Your Closing Disclosure
Your lender will send a Closing Disclosure (CD) a few days before closing. Review it carefully to confirm:
– The final loan amount
– Interest rate
– Monthly payment
– Closing costs
– Any prepaid expenses (like insurance and taxes)
If anything looks unclear, contact your lender or agent right away — small corrections are easy to fix before signing day.

Prepare Your Funds
Wire your final closing funds (for your down payment and closing costs) to the title company before closing.
⚠️ Always verify wiring instructions directly by phone using a verified title company number. Wire fraud is real — double-check before you send anything.

Gather Your Essentials
Bring these items with you to closing:
– Valid photo ID (driver’s license, passport, or state ID)
– Copy of your Closing Disclosure
– Proof of wire transfer or cashier’s check receipt
– Any final loan or insurance documents provided by your lender

At the Closing Table

You’ll meet with your closing agent (and possibly your lender and agent) to review and sign all legal documents related to your purchase.
These typically include:
– Loan documents
– The deed
– The title transfer paperwork
– Tax and escrow forms
Once everything is signed and the funds are received, the title company records the deed and your new ownership becomes official.

After Closing

The best part — you get your keys!
Your agent will hand over your keys, garage openers, and any security codes so you can start moving in.
Then it’s time to:
– Transfer utilities to your name
– Set up internet and home services
– Update your mailing address
– Arrange regular maintenance or lawn/pool care
– Save copies of all closing documents for your records
