Simple, straightforward guidance from The Talley Group to help you feel confident from listing to closing. We’ve gathered the details sellers ask most—straight from our process and your Seller Kit.
1. What happens after I list my home with The Talley Group?

Once your home is listed, our team immediately begins your marketing plan—this includes MLS listings with the Emerald Coast Association of Realtors and Pensacola Association of Realtors, online syndication to 900+ websites, and full marketing coordination.

2. What should I do before my photoshoot?

Make sure your home is clean, clutter-free, and well-lit. Have two extra keys made for the lockbox installation. Turn on all lights, open blinds and drapes, hide cords and remotes, and remove any personal items or clutter from counters.

3. How long will the photography take?

Your photoshoot will typically take 1–3 hours. Please plan for the home to be vacant and for pets to be removed during this time, especially for video or drone photography.

4. Will the photographer stage or move my furniture?

No. The property will be photographed as-is. The photographer will not stage, move, or rearrange furniture. Please remove or store any items you do not want visible in photos.

5. What if my home is empty—can you help show its potential?

Yes. We offer virtual staging to digitally furnish or enhance empty rooms. This helps buyers visualize space and lifestyle. We can also apply item removal, yard enhancement, and dusk editing to improve presentation.

6. Where will my listing appear online?

Your listing will be shared through both MLS systems and syndicated to over 900 websites, including Zillow, Realtor.com, and other major real estate platforms.

7. How will I know when someone wants to see my home?

You’ll receive immediate notifications through ShowingTime whenever a showing is requested. You’ll also receive feedback reports from those showings and weekly updates from your agent.

8. How are buyers qualified before viewing my home?

We request buyer pre-qualification to ensure your property is shown only to serious and capable buyers.

9. What kind of marketing will my home receive?

Your marketing plan includes professional photography, drone photos when applicable, videography or virtual tours, MLS listings, syndication to over 900 websites, digital and social media marketing, and targeted marketing programs.

10. What is the “Coming Soon” program?

Our Coming Soon Program allows your listing to be previewed to generate interest before it officially goes live on the market.

11. What communication can I expect from my agent?

We maintain consistent communication throughout the process, including weekly business meetings, activity updates, showing notifications, and feedback reports.

12. Who coordinates inspections, repairs, and closing details?

Our Dedicated Transaction Coordinator manages all inspections, repairs, and closing arrangements to ensure the process stays organized and on schedule.

13. What happens on closing day?

You may choose in-person or remote closing. We’ll coordinate the final walkthrough and represent you at closing to review final details.
