Quick Start: The “Big 5”
1. Get Spare Keys Made — Have two extra keys ready before your photo day so we can install your secure lockbox and keep showings seamless.
2. Declutter & depersonalize — Pack non-essentials so buyers can picture themselves here.
3. Clear surfaces — Keep counters, islands, and vanities simple and open.
4. Hide the “everyday” — Trash bins, pet gear, remotes, and cords out of sight.
5. Curb appeal check — Fresh landscaping, bins away, paths and porches clean.
Whole Home
– Pack away family photos and personal collections.
– Open blinds/drapes; turn on all lights.
– Replace any burned-out bulbs; clean fans and fixtures.
– Tuck away cords, remotes, chargers, and visible clutter.
– Open interior doors to create a spacious feel.
Kitchen & Dining
– Clear counters and island (store small appliances).
– Empty sink; hide soap and sponges.
– Remove fridge magnets, photos, menus, and top clutter.
– Hide trash/recycling bins; remove floor mats/rugs.
Living Areas
– Simplify decor; remove oversized or excess furniture.
– Stash cables, game controllers, and accessories.
– Turn off TVs for showings and photos.
Bedrooms
– Make beds; keep nightstands clear.
– Store laundry hampers and personal items out of view.
Bathrooms
– Toilet lids closed.
– Clear vanities (just one simple soap or towel).
– Store toothbrushes, pill bottles, bath products, and rugs.
Pets
– Remove bowls, toys, and beds; conceal litter boxes.
– Arrange for pets to be out during showings and photos.
– Park vehicles away from the front/driveway.
– Landscape touch-ups done (mow, edge, weed beds/planters).
– Put away garbage bins; coil hoses; store tools neatly.
– Blow off sidewalks, driveways, patios, and decks.
– Tidy porches and docks; arrange outdoor furniture.
– For pools: remove toys, arrange furniture, ensure water is clean.
Photo Day Game Plan
Professional photos typically take 1–3 hours.
Please plan for the home to be vacant and pets removed during the session (especially for video).
Before the Shoot:
- Two extra keys ready for lockbox installation the same day.
- Lights on; ceiling fans off and dust-free.
- Remotes, cables, and personal items stored.
- Window coverings open for natural light.
- Surfaces clear; floors free of rugs/mats.
